ORDINANCE 14-2025 - AN ORDINANCE to take effect immediately provided it receives the affirmative vote of at least two thirds of the members of Council, or otherwise to take effect and be in force after the earliest period allowed by law, authorizing and directing the Director of Planning and Development or the Mayor to enter into an agreement with a licensed real estate broker to market for sale various real properties, pursuant to Section 155.07 of the Codified Ordinances.     With these parcels being vacant lots, I began thinking about potential use cases. Who could potentially buy them? How much will these properties sell for? What type of structure -- single- or two-family, multi-family -- will be built on these parcels? How can this affect the community? To that end, I began looking at the zoning regulations and parking requirements here in Lakewood. I am writing here today to urge City Council, the Planning department, the Administration, and the planning commission to work to repeal all parking minimums in the City of Lakewood. There are already countless businesses and homes that do not meet the current parking requirements in Lakewood as set forth in LCO ch. 1143.05. Imposing these parking requirements limits what is able to be permitted and built on these parcels and throughout the city of Lakewood. In the case of these parcels, it will continue to limit housing stock in an already very constrained market. Throughout the city, this also serves to limit businesses that can be opened. Please allow homebuilders, and business owners the freedom to determine their own parking needs by repealing minimum parking regulations as soon as possible such that vacant lots like those discussed in this ordinance can be developed to the greatest benefit of Lakewood.
